No, the plot remains the property of the park owner, who is the freeholder; you have security of tenure. You own your home outright and can sell or gift the property.
Premier Park Homes is the site's freeholder and has permanent planning consent, giving residents lifetime tenure security. The site is licensed by Dorset Council and inspected annually by them. It has full planning permission for residential use without any time limit.
Lone Pine Park is for those over 55. For a couple, one of the couple must be over 55. This is a requirement for the site license for anyone residing on the property; exceptions may be possible if a residential carer is required. Visitors are welcome anytime and can stay with you for shorter periods throughout the year.
Yes, we do allow cats or dogs in limited numbers at the park owner’s discretion and in compliance with the park rules. Some restrictions apply to ensure everyone lives in a peaceful environment.
There is one monthly pitch fee, collected quarterly. This covers the leasing of the land upon which your home is located, the park's running costs, the upkeep of roads, the ongoing maintenance of the park, the provision of communal facilities, etc. If you sell your home in accordance with government legislation, the park receives a 10% commission on the sale price. This contributes to the park's maintenance and upkeep and allows it to keep the monthly fee lower than otherwise. In accordance with government legislation, the pitch fee is reviewed annually and may increase with inflation using the CPI index.
The park supplies and bills your electricity and water; you are individually metered for your electricity usage. The park does not mark up or charge admin fees on the water or electricity supply; you pay the exact price that the park pays. As a large user, the park will endeavour to purchase electricity at the most competitive rate possible. You will be billed quarterly.
You will pay council tax directly to Dorset Council; most park homes are council tax A. Homes are mostly heated by LPG gas, and you will have an individual account with the supplier.
We kindly ask residents to abide by park rules when living at Lone Pine Park; these obligatory rules ensure peaceful and harmonious living for all residents.
A copy of our park rules will be provided together with a copy of the written statement under the Mobile Homes Act 1983 (Amended 2013) at least 28 days before purchasing your residential park home with us.
You will receive a full 10-year warranty; the home manufacturer provides the initial warranty. The homes are very well built to BS3632 residential standard with excellent insulation, and if carefully maintained, they have a life of 70 to 80 years.
Every home has parking, and our larger homes generally have space for two cars. Where possible, a garage will be provided; not all locations permit a garage, but an outbuilding/storage unit will normally be included.
Most homes are furnished and include new appliances for a fresh start in your new home and to minimise the hassle of moving, but it may be possible to change this by agreement.
Yes, you can choose a plot and build a new custom home; however, it must be done through the park and following its rules. The homes can be extensively customised to fulfil your dreams.
No, your park home must be your primary residence, and it is not possible to rent it out. This ensures the Park is a peaceful community of full-time residents. The park itself may rent out a limited number of properties, and those purchasing a custom home may be able to rent a home while awaiting their new home.
The process is far simpler than buying a conventional property, and while you are very welcome to use a solicitor, it is not necessary.
We will also provide the official government advice leaflet and related leaflets on buying a park home, but it suffices to say that Lone Park Homes meets the highest standards of integrity.
Lone Pine Park was acquired by Premier Park Homes after 26 May 2013, which ensures that all sales meet the highest standard of legal protections.
When you decide to purchase a new or custom-built home, we will initially provide a copy of the park rules and a complete written statement at least 28 days before your commitment to purchase your home. You may agree to less than 28 days if you wish.
You will then pay a non-refundable deposit to commit to purchasing your home and sign the written agreement for the plot upon which your home will be placed. There are two separate but related transactions.
We will provide the fullest information about your home, but please do not hesitate to request clarification or discuss any particular matters that are central to your purchase decision.
If you purchase a custom home, you can discuss the design, pick furnishings, finishes, colours, change room sizes, adjust the layout, etc. When your design has been approved by yourself and the park and signed off, an additional payment will be required to finalise your custom home order from the manufacturer. Your home will then be manufactured and delivered to the park, where it will be sited, connections made, groundworks completed, etc. The full balancing payment will be required before you move in.
